Amendment to ARC Guidelines – Fencing Color Exception Policy

Purpose:

Effective July 17, 2025, the Board of Directors has adopted the following amendment to the Architectural Review Committee (ARC) Guidelines regarding the installation of white vinyl fencing. The purpose of this amendment is to establish clear and consistent guidelines for approving white vinyl fencing in cases where adjacent properties have existing white vinyl fences. This ensures aesthetic continuity within the community while maintaining the integrity of the Association’s architectural standards.


White Vinyl Fence Exception Criteria

Homeowners are generally required to install fencing in compliance with the approved styles and colors set forth in the ARC Guidelines and the Association’s Governing Documents. However, to ensure visual continuity and aesthetic harmony within the community, the following exception criteria shall apply:


1. White Vinyl Fence Exception

Homeowners may only request the installation of white vinyl fencing through a formal written request to the Board of Directors.


2. ARC Review and Recommendation

The ARC must review any such request and submit a written recommendation to the Board of Directors. No approval shall be granted without final review and written approval by the Board.


3. Eligibility for Exception

A homeowner may qualify for the white vinyl fence exception only if both of the following conditions are met:

  •  At least two (2) adjacent properties, excluding the rear of the property, have existing white vinyl fencing installed; and

  • Said adjacent properties directly abut the sides of the requesting homeowner's lot.


4. Exclusion from Exception

Properties that have only one adjacent white vinyl fence do not qualify for this exception.

In such cases, the homeowner shall be limited to installing Almond/Tan vinyl fencing or other approved alternative fencing materials and colors as defined in the current ARC Guidelines or the Association’s Governing Documents.


Homeowners are required to submit ARC requests to the ARC committee for all alterations to the exterior of their property as indicated in our governing documents and permitted by Florida statutes.
