  • A Property Owners Association or Homeowners Association (HOA) is a non-profit organization formed by either residents within a community, or a builder to collectively manage and maintain public and shared space, like parks, perimeter fencing, and landscaping.  Associations also establish enforcing rules to preserve the property values and overall quality of life within the community.

    • Membership: All homeowners within Mirror Lake automatically become members of the Association upon closing.  Homeowners are provided certain documents at closing that include paying dues and community rules.

    • Governing Body: An elected group of individuals known as the Board of Directors oversees the Association, makes decisions on behalf of the community regarding maintenance, rule enforcement and budget allocation.

    • CC&R's: The "Covenants, Conditions and Restrictions" otherwise known as the Association's Governing Documents, are a set of documents that outline the rules and regulations that homeowners must follow. They offer guidelines on property maintenance, aesthetics and usage.

    • Common Areas: Any piece of real property located within the community that is owned or leased by the Association.

    • Parcel/Lot: Any platted or unplatted subdivision of non-association managed property within the community

    • Developer/Builder: The company or organization that constructed the community.  Known often as "the builder".  Our community was built by KB Homes.

    • Dues: The sum of money due to the association for various neighborhood fees outlined in the budget.  This fee can be associated with an array of costs including the cost of upkeep and landscaping, Security, and more. Late payment of dues usually imposes interest charges.   Our community bills on a quarterly fee basis.

    • Budget: The financial plan that estimates the income and operating expenses for a specific period of time. The budget is used to determine how much to charge homeowners in Association dues per quarter.  Budgets are created by the Board of Directors and voted on during the last quarter of the fiscal year. Homeowners do not vote regarding the budget proceedings.
      Board of Directors: The Board of Directors is the governing body of the association.  Our Board of Directors can consist of five (5) individuals: the President, Vice President, Treasurer, Secretary, and Director at Large.  Commonly the board will be an odd number of individuals as it makes it much easier to break a tie during a vote.   The Board of Directors are often volunteers who are elected to oversee the management and operations of the associations on behalf of the members.

    • Architectural Review Committee (ARC):  The Architectural Review Commitee is a group of individuals appointed by the Board of Directors who oversee the process of reviewing and approving alterations to homeowners properties.  All exterior changes to a home must be reviewed and approved by the ARC.

    • Covenant Enforcement Committee (CEC):  The Covenant Enforcement Committee is a group of individuals appointed by the Board of Directors to oversee the enforcement of the Associations covenants, conditions and restrictions (CC&R's). This includes enforcing fines and penalties to homeowners who violate the CC&R's

  • Mirror Lake Property Owners Association, Inc. is a self-managed community led directly by its Board of Directors with the support of our homeowners. The Board oversees the Association’s finances, coordinates vendor services for maintenance and improvements, and enforces the governing rules and regulations of the HOA. In addition, the Board serves as the primary point of contact for residents, handling inquiries, managing assessments, and ensuring the community operates smoothly in accordance with our bylaws and covenants. By managing the Association internally, we promote transparency, accountability, and active homeowner involvement in the future of Mirror Lake.

  • Association Covenants and Bylaws are the governing documents that outline how a homeowners association (HOA) operates and the rules residents agree to follow when living in the community. Covenants (often part of the “Covenants, Conditions & Restrictions” or CC&Rs) set the legal standards for the appearance, use, and maintenance of properties—such as rules about landscaping, exterior changes, or parking. Bylaws, on the other hand, focus on how the HOA itself is run, including the roles of board members, how meetings are held, voting procedures, and how decisions are made. Together, these documents help preserve property values, promote community harmony, and ensure that the association functions in a fair and organized way.
