September 25, 2025

On behalf of the Board of Directors, I am pleased to share important news about the future management of our community. After thorough evaluation and discussion, the Board has decided to transition Mirror Lake Property Owners Association, Inc. from third-party management with Rizzetta & Company to a self-managed model effective December 31, 2025. This change reflects our commitment to ensuring the long-term best interests of our residents and our neighborhood.

Why Self-Management

The decision to move away from third-party management was not made lightly. Over time, the Board identified concerns with contracted services not being consistently delivered, which resulted in the Association paying for services that were not fully realized. By adopting a self-managed structure, we will have direct oversight and greater control over how resources are allocated. This ensures that every dollar spent is used effectively for the benefit of our community.

Benefits to Homeowners

Self-management empowers us as homeowners and neighbors. By bringing responsibilities in-house, we gain:

  • Stronger control over finances and decision-making

  • Improved responsiveness to resident needs and concerns

  • Increased transparency in how Association business is handled

  • More opportunities for community involvement

These improvements will allow us to foster a more connected and engaged neighborhood while safeguarding property values and enhancing quality of life at Mirror Lake.

Introducing PayHOA

To support this transition, the Board has selected PayHOA as our new association management platform. PayHOA will provide residents with:

  • Secure online access to documents, announcements, and financial records

  • Easy and reliable payment processing

  • Tools to submit and track requests

  • Streamlined communication with the Board

Registration for PayHOA will open soon, and instructions are provided below.

How to Register for PayHOA

Homeowners with active email addresses with Rizzetta will receive an email invitation around November 2025.

  1. Enter your email address.

    • If your email is already on file, you’ll be prompted to create your credentials.

    • If your email is not on file, you’ll be asked to “Search for your association.” Enter: Mirror Lake Property Owners Association, Inc.

  2. Provide your Name, Email, and Unit Address to complete registration. Requests are typically approved within 48–72 hours.

If you have any issues, please email us at HOAGeneral@mirrorlakeseffner.com for assistance.

Transition Timeline

The Vantaca portal with Rizzetta will remain active until December 31, 2025. During this period, any transactions in PayHOA will be jointly reviewed to ensure a smooth transition. After this date, PayHOA will serve as our sole community management portal.

Move Forward Together

The benefits of self-management are clear: reduced administrative costs, improved efficiency, and a stronger sense of community pride. We look forward to working with each of you as we take this important step forward.

Thank you for your continued support and engagement as we begin this new chapter for Mirror Lake.

Sincerely,

Vincent

President, Board of Directors

Mirror Lake Property Owners Association, Inc.
